The Brief
The existing flat roof at the Newark branch had reached a stage where a full refurbishment was required to improve its long-term weather protection and ensure compliance with current Building Regulations.
The existing waterproofing system, insulation and associated roof details had reached the end of their serviceable life, with the roof requiring complete renewal to improve thermal performance, waterproofing and the overall integrity of the structure. In addition, the existing roof safety systems, handrails, anti-climb barriers and drainage required inspection, refurbishment and reinstatement as part of the project.
The client required a comprehensive roofing solution that would provide a durable, fully compliant waterproofing system whilst minimising disruption to the operation of the branch.
Our Solution
T&D Design and Build delivered a complete flat roofrefurbishment package, including:
Carried out a detailed pre-start survey and completed the Building Regulations application prior to commencing works.
Established a safe working environment with appropriate site setup, access arrangements, protection measures and man-safe systems.
Removed and safely stored existing roof-mounted equipment,including the air conditioning unit, handrails and anti-climb barriers forlater reinstatement.
Stripped the existing roof covering, slabs and ballast before thoroughly cleaning and preparing the roof deck.
Undertook a secondary inspection following strip-out to verify the existing roof construction and confirm the tapered insulation design before installation.
Installed new 18mm OSB3 overboarding, vapour control layersand tapered PIR insulation to improve the roof's thermal performance.
Applied a complete TOR Elastaseal waterproofing system,incorporating reinforcement, embedment coat and topcoat to provide a seamless,long-lasting weatherproof finish.
Completed all parapet, edge and perimeter detailing, ensuring the waterproofing system was fully integrated with adjoining structures.
Carried out a CCTV drainage survey to assess the condition of the roof outlets.
Installed new vertical support brackets, a galvanised compact handrail system and anti-climb protection to improve roof safety and access.
Installed a skid-inhibiting walkway system to provide safe maintenance access across the completed roof.
Reinstated all previously removed equipment, including the handrail system, anti-climb bars and air conditioning unit.
Completed final quality inspections, Building Regulations sign-off, cleaning and waste removal before handing the completed project back to the client.
Result
The completed refurbishment has transformed the performance,safety and longevity of the Newark branch roof.
The new insulated waterproofing system provides a durable, fully sealed roof covering with significantly improved weather resistance and thermal efficiency. The upgraded safety systems, drainage assessment and reinstated roof-mounted equipment ensure the roof is both compliant and suitable for ongoing maintenance access.
The client now benefits from a modern, robust roofing system that extends the service life of the building, reduces the risk of future maintenance issues and delivers a safe, compliant solution for years to come.
