Overview
T&D Design and Build were appointed to deliver the full external restoration of the Grade II listed building in Sunderland. This significant heritage project required meticulous planning, specialist craftsmanship, and close collaboration between all parties to bring one of the city’s most recognisable landmarks back to its former glory.
Scope of Works
The restoration was carried out under full scaffold and temporary roof protection, ensuring safe access and weather resilience throughout.
Key elements of work included:
- Slate Roof Works: Careful removal, repair, and reinstatement of the original slates, including ridge tile re bedding and integration with new lead detailing.
- Leadwork: Renewal of flashings, soakers, abutments, gulleys and cappings in accordance with LSA guidance, maintaining the traditional appearance of the building.
- Zinc Roofing: Replacement of zinc coverings to dormers and the French tower, including upstands, cappings, and gutter sections.
- Flat Roofs: Installation of new flat roof coverings complete with IKOPAL warranty, plus remedial work to the lantern feature including insulation, leadwork, and window restoration.
- Stone Masonry: Cleaning, repointing, and selective stone replacement using lime-based mortars to preserve breathability and heritage character.
- Windows & Joinery: Timber frame repairs, glazing checks, and full external redecoration.
- External Decorations: Full redecoration of windows, doors, and metal work with high-performance microporous coatings for durability.
Challenges and Achievements
Working on a heritage building in a busy city centre location presented access and sequencing challenges. However, through careful coordination and proactive problem-solving, the project team success fully managed variations including additional lead detailing and localised stone repairs to ensure full waterproofing and long-term integrity.
The result is a restored landmark that respects its original character while securing its future for years to come.
